Does Your Commercial Building Need a New Roof? Here’s How to Tell
Do you own a commercial property with a roof that might need fixing? Empire Construction Group services homes and businesses across Kansas. Our experiencing in roof maintenance and repair has taught us many things, including what signs to look for when a roof might need replacing. Here’s what you should know about commercial roofing.
Age
The number one factor evaluating the need for a new roof is age. Too many Kansas business owners forget to consider how old their building is, and how long it’s been since the last roofing renovation.
Most commercial structures can expect a roof to last somewhere between 20 and 30 years. After this, the roof may need repair or a complete overhaul.
To extend the life of your roof, we recommend annual inspections and timely repairs as needed.
Watch for Leaks
After age, a sure sign of roof wear is a leak. This seems like a small fix, but the longer a leak is left unattended, the bigger it gets.
Along with the inconvenience of a leak potentially causing water damage to the interior of your building, it can further damage the roof. Leaks are often a sign of bigger problems, such as warping, missing shingles, and roof damage.
If your roof is leaking, it may need to be replaced, or at the very least, repaired.
Missing Shingles
Commercial rooves come in all different shapes and sizes. If you work in a large industrial-style building with a concrete roof, singles won’t be an issue. However, for small businesses, or those in shingled buildings, missing, or warped shingles can be a sign that your roof is on its way out. Call a professional to inspect the damage and provide an estimate on necessary repairs.
Sagging
Commercial rooves are often designed to drain water away from the building. However, if drains are blocked, or damaged, your roof may collect water, ice, snow, and more, causing sagging.
Often, in commercial roofing, sagging is a sign that a new roof is on the horizon. Leaving a sagging roof unrepaired for too long can lead to dangerous complications, including a cave-in. Be sure to speak to a professional roofer or remodeling company as soon as you notice the sag.
Higher Than Normal Energy Bills
Heat, cooling, and other electricity needs are minimized by proper insulation. This includes your roofing. If you notice your company’s energy bills growing without warning, it could be a sign that your roof is suffering.
Damaged Membrane
Single-ply roofs include flexible synthetic compounded sheets that act as a protective membrane. If weather, or debris damage this membrane, the seal on your roof is broken. Water, air, heat, and even animals can get in and out, furthering damaging your commercial roof.
